(310) 210-5680We provide both owner's representation and hands-on construction management.
Owner's representation is the strategic coordination: managing the architect, managing the general contractor, keeping the project aligned with the owner's objectives and budget. Construction management is the on-site discipline: identifying problems early, reviewing change orders, and holding contractors accountable to the standards the project demands. We do both under one roof.
We have the technical depth to understand what we're looking at.
Licensed architect and experienced construction professionals on staff. We evaluate a contractor's cost estimate, assess a design team's recommendations, and catch construction issues before they become expensive. The person negotiating your GC contract is the same person reviewing submittals on site.
We think about how assets perform over time, not just how they get built.
Our decisions are informed by how buildings will operate, age, and perform for decades. What a property will need in year ten matters as much as what it looks like at completion. That perspective comes from our institutional development background and from managing the assets we've built.
Owner's representation and construction management across residential, commercial, and institutional projects.
Early-Stage Planning & Feasibility
Feasibility evaluation, realistic budgeting, and early identification of entitlement or regulatory challenges before a project moves forward.
Design Team Coordination
Assembly and management of architects, engineers, interior designers, and specialty consultants. Alignment between design intent, budget, and ownership objectives.
Contractor Procurement & Oversight
Competitive bidding, scope review, contract negotiation, and continuous oversight of performance, quality, and contractual compliance.
Cost Oversight & Financial Controls
Review of every draw request, change order, and budget variance. We don't control what a contractor charges. We control what gets approved.
Schedule Management
Milestone tracking, early identification of delays, and accountability across all parties. Schedule management is ongoing, not a monthly report.
Project Close-Out & Transition to Operations
Punch lists, final inspections, warranty documentation, and handoff to operations. For projects Lazer will also manage as finished assets, this transition is seamless.
Our team has managed projects ranging from custom single-family residences to large-scale commercial, hospitality, institutional, and infrastructure developments.
